Let's see, step by step, the process of your acquisition under the sun:
Administrative Procedures
1. Obtaining your NIE number (foreign identification number) essential for any real estate purchase in Spain and other resulting actions.
2. Verification of the property and so-called notarial searches.
3. Drafting of contracts
4. Registration in the cadastral register.
5. Change of owner for water, gas and electricity.
6. Obtaining a tourist license if your goal is to rent out your Spanish property.
7. Managing your taxes

We organize meetings with your legal representatives to explain to you face to face the different stages of the purchasing process in Spain.
Reservation Contract
The reservation contract allows you to withdraw the property from the market and guarantees that no further visits will take place.
Upon signing this contract, you will have to reserve your property with a deposit ranging from 4000 euros to 10% of the value of the property.
This reservation contract will be sent to your lawyers and the sellers' lawyers. They will then be in permanent contact until the signing date.
Mortgage
To obtain a mortgage loan in Spain, you need 55% down, in fact, the Spanish bank will lend you a maximum of 60%, you must have the remaining 40% as well as fees (13% in the region of Alicante, 12% in the Murcia region).
